Located in the heart of Tampa’s Kennedy Boulevard Corridor, this 7-story mixed-use development reflects both the opportunities and challenges of building within a rapidly densifying arterial roadway near an Urban Core. With high-density sites becoming increasingly scarce along the corridor, the project introduces 40 residential units arranged above more than 6,000 square feet of street-fronting commercial space, complemented by rooftop amenities.
The design features a clean, modern grid façade that creates a strong presence along Kennedy Boulevard while keeping the interiors bright and open. Every unit includes a private balcony, providing outdoor space for residents and strengthening the connection between living areas and the city. Large windows bring in natural light and framed views across the district, while warm wood details add a sense of comfort to the common areas. At the top, landscaped rooftop amenities offer a green retreat above the busy corridor.
By layering living, retail, and shared amenity spaces, the design contributes to a vibrant, walkable corridor while supporting the district’s evolving character. Positioned along one of Tampa’s most significant thoroughfares, the building serves as a catalyst for reinvestment and enhanced urban connectivity in the Kennedy Boulevard corridor.
Concept Diagram
The site included two parcels separated by an alley: one with prominent frontage along Kennedy Boulevard and a rear parcel capable of supporting lower-density uses such as townhomes. However, to make the project viable, the rear parcel was needed for parking, which limited its potential for development.
To ensure the overall site still achieved its full density potential, we worked with the City to transfer the allowable residential density from the rear parcel to the Kennedy Boulevard frontage. This approach allowed us to create a unified mid-rise building with greater impact on the corridor while dedicating the rear parcel to parking and site support.
